Increasing the accessibility to the private investor

Previously felt to be the preserve of the larger institution this sector is now much more accessible to the private investor. Individuals investing in property are now much more sophisticated, their advisers understand the sector and banks and lenders have a greater understanding of the requirements of the private investor. The reasons why the investor finds this sector attractive are that yields are identifiable from commencement, rental contracts are usually for much longer periods (5 years +), full insuring and repairing leases (the tenants pays these costs) and voids are much more unlikely. Specialist advice is, of course, critical.
